Why your bank statements make you look weaker than you are

Three things happen to a contractor's bank account that do not happen to a restaurant's.

1

Your money arrives 83 days late.

Construction DSO averages 83 days against roughly 60 days for all US industries (industry payment research, 2025). Subcontractors wait an average of 51 to 56 days after submitting a pay application (construction financial benchmarking, FY2023–2025). The deposits in your September statement are July's work. A lender reading those statements is reading a two-month-old photograph and calling it your pulse.

2

Half your year happens in a quarter of it.

The median contractor earns 47% of annual revenue in its three strongest months (analysis of 217 contractors above $500,000 revenue, 2025). Which three months of statements a lender asks for therefore changes your apparent revenue by a factor of two or more — in either direction.

3

You front the job.

Mobilization typically runs 5% to 10% of contract value. On a $2,000,000 site job that is $150,000 to $200,000 out the door 60 to 90 days before the first pay application clears. 86% of subcontractors pay labor out of pocket while waiting to be paid and 75% do the same for materials (subcontractor payment survey, 2024). 81% have supplier terms shorter than their wait for payment (subcontractor payment survey, 2025).

Add retainage — 5% to 10% of every certified billing, held until substantial completion — and on a job with a 4% net margin, the retainage withheld exceeds the entire profit on the job. You do not earn the margin until the retainage is released, which can be another 30 to 90+ days after you finish.

None of this is a credit problem. It is a measurement problem. We built our file around it: 12 months of deposits instead of 3, peak-season sizing, two free slow months, weekly instead of daily remittance, and approved pay applications counted as the revenue they are.

Built for seasonal and project-lumpy revenue

We read 12 months, not 3.

Three statements of a contractor's account is a season, not a business. We gate on $180,000 of trailing-12-month deposits and we allow up to two months under $5,000 in that window — published, not discretionary.

We size off your peak, not your average.

The offer is sized against your three strongest consecutive months, because that is when the obligation actually gets serviced. Averaging a seasonal business systematically under-funds it in the only months it can use the money.

You name your slow months.

Off-Season Step-Down drops your payment to 40% in up to four months you choose, written into the contract at origination. You see both payment figures before you sign. It is a term, not a hardship program.

Weekly, not daily. And pay it off early.

Daily ACH against an account that receives one $140,000 pay-app deposit on the 25th is a manufactured default. Construction files remit weekly by default, and early payoff takes up to 30% off the remaining balance.

Submitting construction paper?

We buy construction files other funders pass on — seasonal deposits, lumpy pay-app revenue, 2 or more sub-$5,000 months. Commission 10%–15%, same-day decisions, and a named rep — not a shared inbox.

  • Seasonal deposit patterns — two near-zero winter months is a published allowance, not an exception request.
  • One large irregular deposit. A $140,000 pay app in a $22,000 month is a pay app, not a red flag.
  • Statements that do not match stated revenue — send the approved pay apps and the schedule of values; we count them.
  • Sole proprietors and single-member LLCs. Eligible.
  • Second position, usually yes. Thin or no personal credit, yes — there is no FICO minimum on working capital.

Frequently asked

What are the minimum requirements for construction business funding at Jobsite Funding?
Jobsite Funding requires 6 months in business, $180,000 in trailing-12-month business deposits, a US business bank account, and an EIN. There is no minimum credit score for working capital, the Drawline, or invoice factoring. Equipment financing requires 600+, and SBA and bank term loans require 650+. Up to 2 months under $5,000 in your last 12 are allowed with no penalty.
Can a contractor get funded with seasonal revenue?
Yes. Jobsite Funding qualifies contractors on trailing-12-month deposits rather than a 3-month average, allows up to 2 months under $5,000 in the last 12, and sizes the offer off your 3 strongest consecutive months. You can also elect Off-Season Step-Down, which reduces your payment to 40% in up to 4 months you name at application.
How fast can a contractor actually get funded?
Same business day on complete files received before 11:00 AM ET. 24 hours is typical. Equipment files that need a private-party lien search and inspection add 3 to 7 days.
Will applying hurt my credit score?
No. The application is free and uses a soft credit pull, which does not affect your personal credit score. A hard pull only occurs if you accept an offer on a product that requires one.
Is Jobsite Funding a direct lender or a broker?
Jobsite Funding is a direct lender. Working capital, the Drawline, and equipment financing are underwritten and funded in-house. SBA loans, long-term bank term loans, and invoice factoring are placed with our bank, SBA, and specialty-factor partners, and we say so on those pages.
Do you count retainage and unpaid pay applications as revenue?
Yes. Approved pay applications, signed subcontracts with a schedule of values, and retainage receivable are accepted as supporting evidence of revenue, in addition to bank deposits.
Can I get funded with an existing advance in place?
Usually yes for a second position. Jobsite Funding declines files with 3 or more open advances. Tell the underwriter what is in place on the first call; it changes the structure, not necessarily the answer.
What if I have bad credit?
There is no minimum credit score on working capital, the Drawline, or invoice factoring. We underwrite cash flow. Credit matters for equipment financing (600+) and SBA and bank term loans (650+), where the lender or the asset sets the floor.
What do you not fund?
Businesses under 6 months old, files with 3 or more open advances, unresolved federal or state tax liens without a payment plan, and applicants in open bankruptcy.
Can I pay it off early?
Yes, and you should. Early payoff earns a discount of up to 30% off the remaining balance. There is no prepayment penalty on any in-house Jobsite Funding product.
