The short answer
Most contractors need one of three things: cash to cover the gap between spending on a job and getting paid for it (working capital or the Drawline), a machine (equipment financing), or cash against invoices already approved but not yet paid (factoring).
Jobsite Funding underwrites the first three in-house, from $10,000 to $2,000,000, with funding in 24 hours. Term loans and SBA run 2 to 10 weeks through our bank and SBA partners and are the right answer when you are buying a building or refinancing expensive short-term debt.
How the six compare
| Product | Amount | Speed | Cost | Term | Secured by | Underwritten | Best for |
|---|---|---|---|---|---|---|---|
| Working Capital | $10K–$2M | 24 hours | Fixed total cost, disclosed in dollars before signing | 3–18 mo | Nothing | In-house | Payroll between draws, mobilization, a bid you need cash to take |
| The Drawline | $10K–$500K | 24 hours to open, same day to draw | 1.8%–4% per 30 days on the drawn balance | Revolving | Nothing | In-house | Recurring materials orders, multi-job overlap, the gap you have every month |
| Equipment Financing | $10K–$2M | 24–72 hours (3–7 days private party) | 7.9%–24.9% APR | 24–72 mo | The equipment | In-house | Skid steers, excavators, dump trucks, service vans, lifts, attachments |
| Invoice Factoring | 70%–85% of the non-retained billing | 3–7 days to set up, 24–48 hours per advance | 1.5%–5% per invoice | Per invoice | The receivable | Partner network | Commercial subs with approved pay apps and slow-paying GCs |
| Term Loans | $25K–$5M | 2–4 weeks | 9%–22% APR | 1–10 yr | Varies | Partner network | Refinancing short-term debt, acquisitions, multi-year assets |
| SBA Loans | Up to $5M per program, $10M combined | 4–10 weeks | About 10%–13.5% | Up to 10 yr working capital / 25 yr real estate | Varies | Partner network | Buying your shop or yard, Contract CAPLine against awarded contracts |
The first three are Jobsite Funding's own money and our own credit decision. The last three we place with bank, SBA, and specialty-factor partners; we tell you which partner before you sign anything.
Start here: what is actually happening on your jobs
- "I have a $400,000 job starting in three weeks and $90,000 of mobilization to cover."
- Working capital or the Drawline. If this happens on every job — and it usually does — take the Drawline, because the gap is recurring and a revolving line prices only what you pull.
- "My pay apps are approved, the GC pays in 80 days, and I have $300,000 outstanding."
- Invoice factoring. Approved billings are the cleanest collateral in construction. Expect 70%–85% of the non-retained portion, funded in 24–48 hours once the account is open.
- "The 2017 skid steer is down and I found a replacement at auction Thursday."
- Equipment financing. Send the lot listing and the buyer's premium and we can pre-approve before the hammer so you know your ceiling.
- "I am four advances deep and the daily debits are killing me."
- Talk to us before you apply. A term loan refinance through our partner network may be the answer; a fifth advance is not. We decline files with 3 or more open positions for a reason.
- "I want to buy the yard I have been renting for nine years."
- SBA 504 through our partner network — 50% bank, 40% CDC, 10% you, at 10, 20 or 25 years.
- "It is February, my statements look terrible, and every lender has declined me."
- Working capital, qualified on trailing twelve. Read the Contractor Standard below. Two months under $5,000 in the last 12 are allowed, and we size off your 3 strongest consecutive months, not February.
The Contractor Standard
Our published minimums. No login, no form, no phone call to find out.
| Requirement | Jobsite Funding |
|---|---|
| Minimum credit score | None for working capital, the Drawline, or invoice factoring. We underwrite cash flow. 600+ for equipment financing. 650+ for SBA and bank term loans. |
| Time in business | 6 months |
| Revenue | $180,000 in trailing-12-month business deposits. Not a monthly minimum. |
| Slow months | Up to 2 months under $5,000 in your last 12 — no penalty, no explanation required. |
| Bank statements | 6 months. We read 6, not 3, because 3 months of a contractor's statements is a season, not a business. |
| Also counts as revenue | Approved pay applications, signed contracts with a schedule of values, and retainage receivable. Money you have earned but not yet been paid. |
| Funding range | $10,000 to $2,000,000 underwritten in-house. Up to $10,000,000 through our bank and SBA partners. |
| Time to funding | Same business day on complete files received before 11:00 AM ET. 24 hours is typical. |
| Contract length | 2 pages. |

| What it costs to apply | $0. Soft credit pull. No impact to your personal credit score. |
What we will decline: businesses under 6 months old, businesses with 3 or more open advances already in place, federal or state tax liens without a payment plan, and any applicant with an open bankruptcy. We will tell you on the phone, the same day, and we will tell you why.
Off-Season Step-Down: name up to 4 slow months at application and payments in those months are 40% of the in-season payment, with the deferred principal re-amortized across the in-season months. It is written into the contract at origination, not negotiated after you miss. Available on working capital and the Drawline.

Seasonal and project-lumpy revenue. We gate on $180,000 of trailing-12-month deposits rather than a 3-month average, we allow up to 2 months under $5,000 in that window with no explanation required, and we size the offer off your 3 strongest consecutive months. Off-Season Step-Down drops your payment to 40% in up to 4 months you name at application, written into the contract at origination.

Frequently asked
- Which construction financing product is cheapest?
- For a recurring gap, the Drawline is usually cheapest in total dollars, because 1.8%–4% per 30 days is charged only on the balance you actually draw and an undrawn line costs $0. For a multi-year asset, a term loan or SBA loan at an annual rate is cheapest. Short-term working capital is the most expensive money we offer and the fastest — that trade is the product.
- Which products does Jobsite Funding underwrite in-house?
- Jobsite Funding underwrites and funds working capital, the Drawline line of credit, and equipment financing in-house. Invoice factoring, term loans and SBA loans are placed with specialty-factor, bank and SBA partners, and the routing is stated in the first line of each of those pages.
- Can I have more than one product at the same time?
- Yes. A Drawline for the recurring gap plus equipment financing on a machine is the most common pairing. We decline files with 3 or more open advances from any funder, so tell the underwriter what is already in place on the first call.
- What are the minimum requirements across all six products?
- Every product clears the same base gate: 6 months in business, $180,000 in trailing-12-month business deposits, a US business bank account and an EIN. Credit floors differ: none on working capital, the Drawline and factoring; 600+ on equipment; 650+ on SBA and bank term loans.
- How long does each product take to fund?
- Working capital and the Drawline fund in 24 hours; the Drawline then draws same-day. Equipment funds in 24–72 hours from a dealer and 3–7 days on a private-party purchase. Factoring takes 3–7 business days to set up and 24–48 hours per advance. Term loans take 2–4 weeks and SBA 4–10 weeks.
- Do any of these require collateral?
- Working capital and the Drawline require no collateral. Equipment financing is secured by the machine. Factoring is secured by the receivable. Term and SBA loans vary by lender, and an SBA Contract CAPLine takes an assignment of your contract proceeds. All in-house products require a personal guarantee from an owner of 20% or more.
