We built a lender around the way contractors actually get paid.

Jobsite Funding is a direct lender to the construction trades. We underwrite contractors on trailing-12-month deposits, not a 3-month average. Every file is read by a person.

Why we exist

Construction puts more than $2.2 trillion of structures in place a year in the United States, built by companies that run on 2%–4% net margins and wait 83 days to get paid. Slow payment alone costs the industry an estimated $280 billion a year — about 14% of total construction spending.

And the lending industry underwrites those companies the same way it underwrites a nail salon: three months of bank statements, an average monthly revenue number, a yes or a no.

That does not work. The median contractor earns 47% of annual revenue in three months. Which three statements a lender happens to ask for can change a contractor's apparent revenue by a factor of two. We have watched established contractors with a decade of history get declined on a February — not because the business was weak, but because the instrument was wrong.

Jobsite Funding is what we built instead.

How we are different

We read 12 months, not 3.

Three statements of a contractor's account is a season, not a business. The gate is $180,000 of trailing-12-month deposits, and we will ask for the prior six statements or a 12-month deposit summary rather than decline you for a slow stretch the statements we happened to request happened to contain.

We size off your peak, not your average.

The advance is sized against your three strongest consecutive months, because peak season is when the obligation will actually be serviced. Averaging a seasonal business systematically under-funds it in the only months it can use the money.

You name your slow months.

Off-Season Step-Down drops the payment to 40% in up to four months you choose, written into the contract at origination. Both payment figures are on the agreement before you sign. It is a term, not a hardship program you have to beg for after you miss.

Weekly, not daily — and earned-not-paid counts.

Construction files remit weekly by default. Approved pay applications, signed subcontracts with a schedule of values, and retainage receivable are counted as the revenue they are, not ignored because they have not cleared a bank yet.

Direct lender — and where we place

Jobsite Funding is a direct lender. Working capital, the Drawline, and equipment financing are our credit decision and our money. We have in-house underwriters who read the whole file — every file, no exceptions, no automated declines.

SBA loans, long-term bank term loans, and construction invoice factoring are placed through our bank, SBA, and specialty-factor partners. Those are different instruments requiring different balance sheets, and pretending otherwise would be dishonest. On those three pages we say which route a product takes, in the first line.

How we handle your data

  • TLS 1.3 in transit, AES-256 at rest.
  • Bank connections are read-only and credential-free. When you link an account, we receive balances and transactions through a bank-data aggregation service. We never see or store your online banking credentials.
  • Full SSN and EIN live in a dedicated encrypted vault, with role-restricted and access-logged reads. Display surfaces show the last four digits only. Full identifiers are never written into application records, logs, or any AI system prompt.
  • A GLBA-compliant privacy program with a written information security program. We do not sell your information. Read the privacy policy.

What we will tell you no about

We publish what we decline, because a lender that will not tell you no is not telling you much of anything.

Businesses under 6 months old. Files with 3 or more open advances already in place. Federal or state tax liens without a payment plan. Any applicant in open bankruptcy.

You will hear it from a person, on the phone, the same day, with the reason. Not from an automated message, and not from an email.
