Can I get construction funding if I already have a cash advance?

Usually yes, in second position. Jobsite Funding declines only files that already have 3 or more open advances; with one in place, the existing position changes the structure and the size of the offer, not necessarily the answer. If you are already several advances deep, the better path is often a bank term loan that retires them — that needs a 650+ score and 2+ years in business.

Who funds what. Working capital and the Drawline line of credit are underwritten and funded in-house by Jobsite Funding. Invoice factoring is placed with specialty construction factors, and term loans and SBA loans are placed with our bank and SBA lending partners. On a partner product we underwrite the file and name the partner before you sign anything.

How an open advance is read

An existing advance shows up in your bank statements as a recurring debit, so the underwriter will see it on the first page. Disclosed, it is simply a number in the file: this account takes in this much, and this much already leaves every week. Undisclosed, it puts the rest of the application in question. Tell the underwriter what is in place on the first call. It changes the structure, not necessarily the answer.

The question we actually answer is whether your deposits can carry another payment, or whether the better move is to replace what you have. That is a cash-flow question, and our in-house products are underwritten on cash flow: trailing-12-month deposits, deposit consistency, existing positions and job documents. There is no minimum credit score on working capital or the Drawline.

Why stacking is the wrong instinct

When cash is tight, the natural move is another advance on top of the last one. Our term loan page puts it bluntly: if you are three advances deep with daily debits consuming 18% of deposits, the answer is not a fourth advance. That is why 3 or more open positions is on our published decline list — adding one more does the contractor no favors.

Two things make stacking worse in construction specifically. First, many advances debit daily, and daily debits against an account that receives one large pay-app deposit a month manufacture a default out of a healthy job. Our construction files remit weekly by default. Second, every existing payment counts against the debt service coverage a bank will want to see later, so stacking today makes cheaper money harder to get tomorrow.

The term loan route

A term loan that retires several daily-debit positions and replaces them with one monthly amortizing payment is the single best use of a term loan in this industry. Through our bank partner network, term loans run $25,000 to $5,000,000 over 1 to 10 years at roughly 9% to 22% APR. The gate is stricter than our in-house products: a 650+ owner score, 2+ years in business and a 1.25x DSCR, and it takes 2 to 4 weeks to close. Banks will ask for 2 years of tax returns, a year-to-date P&L and balance sheet, and a current WIP schedule. We will tell you what is wrong with yours before we send it to a partner bank.

If you take a second position with us

Working capital is one fixed total cost in dollars, disclosed in a 2-page agreement before you sign, over 3 to 18 months. You can set the first remittance up to 21 days out to land after your next pay app clears, elect Off-Season Step-Down for up to 4 slow months, and pay off early for up to 30% off the remaining cost of funding, with no prepayment penalty. The Drawline can often run alongside, charging 1.8% to 4% per 30 days only on what you draw.

What you'll need

  • Your EIN and business legal name. Sole proprietor, LLC, S-corp, C-corp and partnership are all eligible.
  • 6 months of business bank statements — PDF upload, or link the account securely in about 60 seconds, which also lets us pull a 12-month deposit summary.
  • A driver's license and a voided business check.
  • A list of every open advance or loan: remaining balance, payment amount and how often it debits. All of it.
  • Approved pay apps, signed subcontracts with a schedule of values, or a retainage schedule — they count as revenue and help a file that is already carrying a payment.
  • For a term loan refinance: 2 years of business tax returns, a year-to-date P&L and balance sheet, AR and AP aging, and a current WIP schedule.

Questions that usually follow

Will an existing cash advance get my construction company declined?
Not by itself. Jobsite Funding usually funds a second position and declines only files with 3 or more open advances already in place. The open position changes the structure and the sizing, not necessarily the answer.
Can I have a Drawline and a working capital advance at the same time?
Often yes, depending on total exposure and existing positions. Files with 3 or more open advances from any funder are declined, so tell the underwriter what is in place on the first call.
Can a term loan pay off my cash advances?
Yes, and it is the single best use of a term loan in construction. Term loans are placed with our bank partners at $25,000 to $5,000,000 over 1 to 10 years, and need a 650+ score, 2+ years in business and a 1.25x DSCR. Expect 2 to 4 weeks to close.
Does an open advance make new funding more expensive?
Yes. An existing open position is one of the published factors that raises the cost of working capital, alongside prior NSF activity and a short time in business. Paying off early earns a discount of up to 30% off the remaining cost of funding.
Should I leave my existing advance off the application?
No. It shows up in your bank statements as a recurring debit, and an undisclosed position puts the whole file in question. Disclosed, it is just a number the underwriter sizes around.

One advance is a structure question. Three is a refinance.
