The short answer
The Drawline is Jobsite Funding's revolving line of credit for contractors, $10,000 to $500,000, underwritten in-house. You draw what you need, pay 1.8% to 4% per 30 days on the drawn balance only, repay when the pay application clears, and draw again.
There is no minimum credit score, no draw fee, no annual fee, and $0 charged on an undrawn line. You need 6 months in business and $180,000 in trailing-12-month deposits. The line opens in 24 hours and draws land the same day.
What is the draw gap?
The draw gap is the money a contractor spends on a job before the owner or GC pays for it.
It has three parts. Mobilization, which typically runs 5%–10% of contract value and is spent 60–90 days before the first pay application clears. The billing cycle itself — construction DSO averages 83 days, and subcontractors wait an average of 51–56 days after submitting a pay app. And retainage, 5%–10% of every certified billing, held until substantial completion and often 30–90+ days beyond that.
On a $500,000 job with 10% retainage and 75-day payment terms, a contractor fronting $85,000/month in job costs is carrying roughly $262,500 of their own money at the deepest point of the gap. On a job with a 4% net margin, the retainage alone exceeds the entire profit on the job — the margin is not earned until retainage is released.
A term advance funds the gap once. The gap happens on every job, every month. That is what a revolving line is for.
The gap between what you have spent and what you have been paid
Move the sliders. The math is the same math your bookkeeper does on the 25th.
On a $500,000 job with 10% retainage and 75-day payment terms, you are carrying about $262,500 of your own money before the first dollar comes back.
Illustrative only. Your actual line, rate, and advance are set by underwriting.
How a draw works
Open the line once
4-minute application, 6 bank statements, soft pull. Decision in hours, line open in 24.
Draw from your phone
Same-day ACH on draws requested before 2:00 PM ET. No draw fee. Minimum draw $2,500.
Pay only on what you pulled
1.8%–4% per 30 days on the drawn balance. An undrawn line costs $0.
Repay when the pay app clears
In full, in part, whenever. No prepayment penalty.
Draw again
The line restores as you repay, so the next mobilization is already funded.
The Drawline versus a term advance
| The Drawline | Working Capital advance | |
|---|---|---|
| Amount | $10,000–$500,000 | $10,000–$2,000,000 |
| Cost | 1.8%–4% per 30 days on the drawn balance only | A fixed total cost on the full amount, disclosed before signing |
| Cost when unused | $0 | Not applicable — you took the whole thing |
| Repayment | When you choose; weekly minimum on the drawn balance | Fixed weekly remittance |
| Reuse | Yes, revolving | New application |
| Best for | A gap you have every month | One large one-time need |
| Speed | 24 hours to open, same day to draw | 24 hours |
Three ways contractors run a Drawline
- The materials line
- Draw Monday for a $40,000 supply-house order and repay in 50 days when the pay app clears. At 2.5% per 30 days that is roughly $1,667 in cost — materially cheaper than the ~8% most contractors quietly add to bids to protect themselves against slow pay.
- The overlap line
- Two jobs mobilizing in the same month is the single most common reason a healthy contractor runs out of cash. The line absorbs the overlap and comes back down when the first job starts billing.
- The retainage bridge
- $180,000 of retainage sitting across four finished jobs is not available to you, but it is evidence. We count retainage receivable in the file and size the line around it.
The Contractor Standard
Our published minimums. No login, no form, no phone call to find out.
| Requirement | Jobsite Funding |
|---|---|
| Minimum credit score | None for working capital, the Drawline, or invoice factoring. We underwrite cash flow. 600+ for equipment financing. 650+ for SBA and bank term loans. |
| Time in business | 6 months |

| Slow months | Up to 2 months under $5,000 in your last 12 — no penalty, no explanation required. |
| Bank statements | 6 months. We read 6, not 3, because 3 months of a contractor's statements is a season, not a business. |
| Also counts as revenue | Approved pay applications, signed contracts with a schedule of values, and retainage receivable. Money you have earned but not yet been paid. |
| Funding range | $10,000 to $2,000,000 underwritten in-house. Up to $10,000,000 through our bank and SBA partners. |
| Time to funding | Same business day on complete files received before 11:00 AM ET. 24 hours is typical. |
| Contract length | 2 pages. |
| Early payoff | Discount of up to 30% off the remaining balance. No prepayment penalty on any in-house product, ever. |

| Personal guarantee | Yes, on in-house products. Standard for the industry and we are not going to pretend otherwise. |
| License | Active state or local trade license where your work requires one. |
| Business type | US business with a US business bank account and an EIN. Sole proprietor, LLC, S-corp, C-corp, partnership — all eligible. |
| Where we lend | All 50 states. |
| Cost | Working capital: a fixed total cost, disclosed in dollars in the agreement before you sign, over 3 to 18 months. Drawline: 1.8% to 4% per 30 days on the drawn balance only. Equipment: 7.9% to 24.9% APR, 24 to 72 months. |
| What it costs to apply | $0. Soft credit pull. No impact to your personal credit score. |
What we will decline: businesses under 6 months old, businesses with 3 or more open advances already in place, federal or state tax liens without a payment plan, and any applicant with an open bankruptcy. We will tell you on the phone, the same day, and we will tell you why.
Off-Season Step-Down: name up to 4 slow months at application and payments in those months are 40% of the in-season payment, with the deferred principal re-amortized across the in-season months. It is written into the contract at origination, not negotiated after you miss. Available on working capital and the Drawline.

Seasonal and project-lumpy revenue. We gate on $180,000 of trailing-12-month deposits rather than a 3-month average, we allow up to 2 months under $5,000 in that window with no explanation required, and we size the offer off your 3 strongest consecutive months. Off-Season Step-Down drops your payment to 40% in up to 4 months you name at application, written into the contract at origination.

The Drawline, answered
- What credit score do I need for a construction line of credit?
- None. The Drawline carries no minimum credit score. It is underwritten on trailing-12-month deposits, deposit consistency and your job documentation.
- How fast can I draw?
- Same-day ACH on draws requested before 2:00 PM ET. The line itself opens within 24 hours of a complete application.
- Is there a fee if I never draw?
- No. An undrawn Drawline costs $0. There is no annual fee, no maintenance fee, and no draw fee when you do pull.
- Can I have a Drawline and a working capital advance at the same time?
- Often yes, depending on total exposure and existing positions. We decline files with 3 or more open advances from any funder. Tell the underwriter what is in place on the first call.
- Do you take an assignment of my contract?
- No. The Drawline is cash-flow-based and unsecured — we do not file against your contract proceeds the way an SBA Contract CAPLine does. Your GC is not contacted and there is no notice of assignment.
- What happens in my slow season?
- Two things. The line stays open at $0 cost if you are not drawing, and you can elect Off-Season Step-Down on the minimum payment for up to 4 months you name at application, dropping it to 40%.
- Is the Drawline reported to personal credit?
- The Drawline is a commercial facility underwritten to the business, with a personal guarantee from an owner of 20% or more. Applying uses a soft inquiry that does not affect your personal credit score; we will tell you before any hard inquiry occurs.
- Can my project manager request draws?
- Yes, with an authorized-user role on the account. You set who can draw and up to what amount.
- What is the minimum draw?
- $2,500. There is no maximum beyond your approved line, and the line restores as you repay.
The gap is on every job. The line should be too.
